Home Information Packs

Due to recent regulation putting your home on the market now means that you will require a Home Information Pack before you can put your house on the market. Many Estate Agents have begun to offer discounted or free Home Information Packs, these can offer good value however it is important to make sure you will not end up paying more in the long run.

Some Estate Agents will cover the HIP cost by increasing their commission/fees to you, whilst others may tie you in to a lengthy sales contract. This could restrict your ability to sell your current property and cost you more should they be unable to sell your property and you wish to switch estate agents.

Every Home Information Pack will, as a minimum, contain the following:

  • An Index listing the Contents of the HIP
  • An Energy Performance Certificate - This provides a rating of the property's energy efficiency and carbon emissions, they will also give information about the cost of heating, hot water and lighting for the property with suggestions on how to cut these costs.
  • A Sale Statement which summarises the terms of sale
  • Evidence of Title
  • Standards Searches - This includes a Local Authority Search and a Local Water Authority Search

If the property being sold is a Leasehold property, there will be additional requirements such as copies of the lease and details of service charge and ground rent payments.

The cost of a basic Home Information Pack varies depending on the location and type of property. A typical cost is between £300-£450 (inclusive of VAT).

It is possible to add extra reports to the basic Home Information Pack at an additional cost, such as a Home Condition Report, Guarantees or additional searches. This could improve the chances of property sale, but can add a significant extra cost.
